The pent-up demand in the Melbourne housing market was reflected when Kinley's third tranche of housing lots was released in late March 2021. The Hilltop Release accessed via a first-in-first-served online booking system, 35 appointments were made in minutes and all 33 available lots sold out on the weekend of the release.

Kinley is planned to eventually comprise some 3,200 dwellings and 8,000 residents. Approximately 15% of the land area will be dedicated to public open spaces, including a approximately 17 acre regional active open space reserve, offering new sporting ovals, playing courts & associated facilities for the region.
